LIFT MAINTENANCE EXPLAINED

Lift Maintenance is essential, not only for Elevator to work properly but also to ensure our safety, so how do we make sure that our Lifts/Elevators are maintained properly?

Lift Maintenance consists primarily of two parts:

  1. Safety Checks

  2. Elevator Operation

1. Safety Checks: 

Your Elevator is equipped with several safety devices it is important that these devices must be operational at all times for Elevator to be considered safe for use. The maintenance personnel have to routinely carry out inspection of safety devices installed in Elevator and ensure they are in good working condition. Some of the maintenance critical safety devices are given below:

1) Safety Gear: Safety Gear is supposed to prevent overspeed or free fall of Elevator, mechanically activated by a mechanical overspeed governor in case of overspeed or free Fall safety gear prevents arrests lift cabin onto guide rails. A Safety gear must be operational for a safe elevator use.

2)Overspeed Governor: A mechanical device set to trip in case of overspeed. This device must work in order for safety gear to operate.

3) Auto Rescue Device: A battery operated device that brings lift to nearest landing in case of power failure. The System and batteries must be routinely inspected to ensure device is working.

4) EBOPS: Battery Operated Power System for Cabin Fan and Lighting in case of man trap, batteries and system must be routinely inspected to ensure device is working 

5) Safety Curtain: Door Close protection, prevents lift door closing on passenger while they are entering or exiting the lift. 

6) Emergency Alarm: Allows passenger to ring alarm for need of assistance in case of man trap.

7) Intercom/ Phone: Allows passenger to communicate with outside assistance in case of man trap.

8) Load Weighing Device: Prevents Lift from operating in case of Overloading.

9) UCMP: Unintended Car Movement Protection, Additional form of rope breaks applied to lift car wire ropes to prevent any unintended movement when lift cabin is stationary.

10) ACOP: Ascending car overspeed Protection, prevents car from over speeding during ascent.

2. Elevator Operation: 

1) Inside the car: Check the condition of signs and operating device symbols, button functions, ventilation, lighting, car door force when opening and closing. Ensure emergency devices are available and in good working condition.

 

2) Top of the car: Examine if the travel cables and hoistways’ are operational and properly adjusted. Apply the appropriate lubrication for rails, governor ropes, suspension means, chains etc.

3) Inspect machine room: It’s crucial to assess the conditions of equipment in the machine room. Supply the required lubrication to the suspension means, gears, bearings and other mechanical equipment that needs lubricating.

4) Complete a comprehensive report of the inspection including photos of any equipment defects and description of any operational issues. Well documented reports are required for regulatory compliance, fire safety requirements and maintenance logs.
